Roofs rarely fail where the stain appears. Water enters at a flashing, a valley, a pipe boot, or a lap seam, then travels along the deck or down a rafter until it finds a seam in the ceiling below. Repairing the spot under the stain is the most common way to spend money and still have a leak.
So every job starts with tracing the water back to its entry point, from the roof side and the attic side, before anyone quotes a scope. On a house that usually takes an hour. On a commercial membrane it can take longer, because water under a membrane can travel a long way before it shows.
The systems we work on
Asphalt shingle covers most of the residential GTA and fails in a predictable order: sealant strips let go, tabs lift in wind, then the nail line works loose and the field opens up. Flat and low-slope roofs run on modified bitumen, EPDM, or TPO, and those fail at the details rather than in the field, usually at drains that have ponded long enough to soften the substrate or at lap seams that have lost adhesion.
We also work on the material that most volume roofers decline: slate, clay tile, cedar shake, and original copper flashing on heritage properties. Those need matched material rather than a substitute, because a patch in the wrong stock is visible from the street for the rest of the building's life.
Repair or replace, and how we decide
A localized repair runs $350 to $2,000 depending on the failure and the access. A full replacement on a typical GTA home runs $9,000 to $22,000. The gap between those two numbers is large enough that the decision deserves evidence rather than an opinion formed in a driveway.
We open a section before recommending replacement. If the deck is sound and the failure is isolated, a repair is the right answer and we will say so even though it is the smaller invoice. If the roof was layered over an unassessed deck at some point in its history, repairs are temporary by definition and we will show you why in photographs rather than asking you to take it on trust.

Every job produces a written report: the failure described by mechanism rather than by adjective, dated photographs of the condition before and after, the materials used, and anything we noticed that will need attention later.
That record does work long after the repair. It settles the question when an insurer asks whether damage was sudden or gradual, it answers a buyer's inspector at resale, and it gives you something concrete to hold up when another contractor tells you the whole roof needs replacing.

Can you find the source of a leak in one visit?
In almost all cases, yes. We trace from the interior stain back to the entry point rather than working from where the water appears. The exceptions are intermittent leaks that only show under specific wind and rain conditions, and those sometimes need a second visit or a controlled water test to reproduce.
Do you repair flat roofs as well as shingle?
Yes, and they are different trades. Flat and low-slope work on modified bitumen, EPDM, and TPO needs membrane-specific technique and heat welding on some systems. A roofer who only does slope will patch a flat section with sealant and be back the following spring.
Is it worth repairing a roof that is near the end of its life?
Sometimes, and it depends on what you are buying with the money. A repair that carries a sound roof another eight years is good value. A repair on a roof with two years left is usually just deferring the replacement at extra cost, and we will tell you when that is the situation you are in.
Can you work through the winter?
Yes, with limits we state up front. Sealants and self-adhered membranes have minimum application temperatures, and shingles get brittle enough in hard cold that lifting them to work underneath can break them. Some winter work is a permanent repair and some is a sound temporary one carried through to spring. We tell you which you are getting.
Do you provide a warranty on roofing work?
Yes, in writing and handed over before the work begins rather than afterwards. Terms differ between a localized repair and a full replacement, so we go through what is actually covered instead of leaving you to find the limits at the point you need to rely on them.
