Bramalea was planned in the early 1960s as Canada's first satellite city, and its alphabetical sections, the A, B, and C streets radiating out from Bramalea City Centre, hold thousands of side-splits, semis, and back-splits that are now sixty years old. Almost none of them carry their original roof, and almost none of them sit on ground that drains.

The city's other half is younger. Springdale, Mount Pleasant, Fletcher's Meadow, and Credit Valley went up in waves from the 1990s through the 2010s at production speed. Castlemore adds a third category again: estate homes with rooflines complex enough that the intersections rather than the materials decide whether the building stays dry. Three eras, three sets of failure patterns, one city.

Underneath all of it is the Peel clay plain. Heavy clay drains slowly, holds water against foundations, and loads them every spring and after every major storm.
