That takes in Agincourt and Malvern in the north, Wexford and Clairlea through the middle, and the Bluffs communities of Cliffside, Guildwood, and Port Union along the water. The eastern edge past Morningside is our longest run and we quote a realistic window rather than a flat hour.
Yes, through Toronto Building, which serves Scarborough from the Scarborough Civic Centre office on Borough Drive. Structural roof work and foundation alterations need a permit; a like-for-like reroof generally does not. We establish which applies before quoting and we file the application ourselves.
Yes. Flat-roof commercial work along Markham Road, Lawrence, Kingston Road, and Sheppard is a steady part of what we do here. Those buildings are mostly single-storey retail and light industrial with modified bitumen or EPDM, and they fail at drains and mechanical penetrations far more often than in the field of the roof.
It does, and it is the one genuine geographic split in Scarborough. Properties in Cliffside, Guildwood, and Port Union sit close enough to Lake Ontario to see higher humidity, more aggressive freeze-thaw cycling, and faster corrosion in metal flashings than a house of the same age and design in Agincourt. We specify differently for the two, particularly on flashing metal and fastener choice.
Scarborough is geographically large and it is not one condition. The northern half around Agincourt, Malvern, and Tam O'Shanter is inland suburban housing on a fairly ordinary Toronto profile. The southern edge is something else: the land falls toward the lake through Cliffside, Guildwood, and Port Union, and the Bluffs themselves are an actively eroding face rather than a stable shoreline. Between the two, the Rouge and Highland Creek valleys cut the borough into sections that drain independently of each other.
Knowing which of those we are driving to is most of the diagnosis before we arrive. Two houses of identical age and design, one in Wexford and one in Guildwood, will not have failed the same way, and the material we would specify to repair them is not the same either.
When we arrive at a Scarborough property, we're reading the building's history as much as its current condition. A 1965 bungalow tells us what roofing system it likely has, what the common failure points are at that age, and what the previous repair history probably looks like. We verify our assumptions with physical inspection, but that background knowledge shortens the diagnostic process.
