North York is not one place. The residential grid between Lawrence and Sheppard is wartime and post-war housing on generous lots, much of it now on a second or third roof. The Yonge corridor from Sheppard up to Finch is a wall of 1970s and 80s mid-rise and highrise, almost all of it flat-roofed. Hoggs Hollow sits in a ravine with its own drainage behaviour, and Flemingdon Park and Victoria Village on the east side carry a mix of postwar rental blocks and infill.

Those are four different buildings requiring four different trades, and a contractor who only does one of them will tell you the other three need replacing. We run residential shingle crews and commercial membrane crews out of the same shop, which is the only reason we can answer for the whole borough rather than the part that suits us.

North York was built fast in the 1940s through 1960s. Bungalows and wartime semis dominate the residential streets between Lawrence and Sheppard, and most of those original roof structures have been reroofed at least once. The second set of shingles is often where the trouble starts, improper installation over the original deck, blocked attic ventilation, and flashings that were never upgraded.

The North York Centre corridor adds a different problem set: mid-rise and highrise residential buildings from the 1970s and 80s, most with flat roofing systems that have aged past their warranted lifespan.
