Installing over existing tile traps moisture and usually fails within a few years. - An expansion joint is a designed gap between the balcony slab and the building structure, filled with flexible sealant, that allows both elements to move independently due to thermal expansion. In Toronto, temperatures swing from -25°C to +35°C, creating significant movement. Sealant fails when it loses elasticity from UV exposure and thermal cycling, typically every 7-15 years. When the joint fails, it becomes the primary water entry point.

- Can balcony waterproofing be done in winter in Toronto?
- Traffic coating installation requires above-freezing temperatures, most liquid-applied coatings specify a minimum of +5°C, and the substrate must be dry and frost-free. Sheet membrane installation has the same constraints. Emergency tarping and joint sealing with cold-temperature sealants is possible in winter, but permanent membrane installation is best scheduled April through October.

- Efflorescence, white calcium carbonate deposits on the underside of a balcony slab, is reliable evidence that water has been migrating through the slab for an extended period. The water dissolves concrete minerals as it passes through, then deposits them when it evaporates on the exterior soffit. Any visible efflorescence on a balcony soffit means the waterproofing membrane above has been compromised and requires assessment.
- Does snow load damage balcony membranes in Toronto?
- Snow load alone rarely damages a properly installed balcony membrane within its design parameters. The damaging mechanism is freeze-thaw: snow that melts and refreezes in membrane micro-cracks causes the cracks to propagate. Balconies with standing water drainage problems are at higher risk because water ponding on the membrane surface has more opportunity to freeze in-place.
