Active leaks anywhere in the GTA get same-day priority dispatch. We answer at 2am, including weekends and holidays.
Complete liability coverage on every job. All work is documented and you are protected from start to finish.
Inspection reports, repair documentation, and scope estimates in writing before we touch anything.
We've worked on tens of thousands of GTA buildings. We recognise failure patterns before they become emergencies.
We trace the actual failure mode before proposing a scope, and we quote what that scope requires rather than inventing urgency.
“Downtown commercial and residential buildings require a contractor with commercial membrane expertise, heritage building sensitivity, and the coordination skills to work in occupied buildings with complex access requirements. We bring all three.”

Rated 5 out of 5Blue Knight was, by far, the best. Responsive, ethical, totally professional — and their crew went above and beyond at no extra charge.
Rated 5 out of 5They installed a full new roof in one day. The crew worked around the house without us hardly knowing they were there.

Luciano did not try to sell me a new roof. Appreciated the honesty — he showed up when he said he would.
We had a leak diagnosed by two other contractors who could not find the source. Blue Knight found it on the first visit and fixed it the same week.
Flat roof replacement on a commercial unit. Clean, fast, no surprises on the invoice. The crew left the site cleaner than they found it.
Called after a storm damaged our roof. Someone was on site within hours, tarped everything, and had us fully repaired before the next rain.
Had a slow basement leak for years. Every other company just caulked it. Blue Knight found the actual source and did a proper waterproofing job. No issues since.
Our neighbours recommended them for a valley repair. Small job, but they treated it like it mattered — showed up on time, matched the shingles perfectly, and charged exactly what they quoted.

We work across all areas of Downtown Toronto. If you don't see your neighbourhood listed, we almost certainly cover it.
Yes. On the older commercial blocks the leaks usually start at parapets, copings, and the through-wall flashing beneath them rather than in the roof membrane, and the repair has to respect soft historic brick and, on designated buildings, the original detailing. We specify the masonry side of the job as carefully as the roofing side.
Yes. Garage waterproofing under condo towers is one of our most frequent downtown calls, covering traffic membranes, expansion joints, drain details, and the concrete repair that has to come first where road salt has reached the reinforcing. The work is phased so residents keep most of their parking while it goes on.
Yes. Downtown high-density buildings require coordination with building management, loading dock scheduling, and occupant notification. We handle this routinely.
Yes, around the clock, with the same 60-minute response we hold across the GTA. On a secured tower it goes faster still when building operations has already given us an after-hours contact, the roof access route, and any fob or escort requirements.
Yes. Balcony membrane failures are extremely common in Toronto's condo stock, and the water usually gets in at the slab-to-wall joint, the drain, or a railing post rather than across the open surface, so those details are where the repair concentrates.
Yes, roofs and basements both. The Victorian and Edwardian rows there have low-slope rear roofs, chimneys and party walls shared with the neighbours, and brick or stone foundations with no drainage beyond the soil around them, so the repairs look more like old-house work than tower work.
Almost certainly. We cover the whole core, from Liberty Village and King West across the Financial and Entertainment Districts to St. Lawrence Market, the Distillery District, Corktown, and Regent Park, and from Harbourfront up through Chinatown, Kensington Market, and Queen West.
Yes. We lift the coping, reinstate a through-wall flashing with working weeps, repoint the eroded joints, and reset the coping, because sealing the joints from above does not last on a wall head exposed to weather on three sides.
The density and diversity of downtown Toronto's building stock means no two jobs are the same. A heritage limestone commercial building on King Street has a completely different envelope system than a 1975 residential tower on Bloor or a glass-curtain-wall condo from 2015.
Our technical breadth, membrane systems, masonry interfaces, below-grade waterproofing, balcony repairs, means we can address the full range of downtown envelope failures rather than referring clients to multiple specialists.
Working in downtown Toronto requires more than roofing knowledge. It requires the ability to coordinate with building management, respect occupied-building constraints, and work within the scheduling realities of dense urban sites.
We've worked on downtown Toronto buildings for decades. We understand the logistics, the paperwork, and the stakeholder communication that these projects require.
Corktown and Kensington Market are a reminder that downtown is not all concrete and glass. Their rows of nineteenth and early twentieth century houses share walls, chimneys, and often a continuous roof plane with the neighbours, and the low-slope rear roofs over kitchens and additions are where most of the leaks we trace there begin, usually at the junction with the brick wall above.
Below grade, the same houses sit on brick or rubble stone laid in lime mortar, with little or no ground between the front wall and the sidewalk. That pushes most of the waterproofing inside, and it means the drainage around the house, the downspouts, the basement stairwell, and the lane at the back, deserves a look before anything more invasive is proposed.
A downtown condo tower is really several waterproofing problems stacked on top of one another. The roof carries mechanical equipment and screens and often an amenity terrace, the balconies take weather on every face, and the garage underneath takes road salt every winter, and each of those assemblies ages on its own schedule.
We assess them separately, with findings for each that a board and its engineer can act on, because a tower whose roof is sound and whose garage is failing needs its money spent below rather than above. Written reports carry dated photographs, condition by assembly, and remaining service life, so the work can be phased across budget years.
Downtown Toronto's building stock is unlike any other part of the city. Heritage masonry buildings from the early 1900s, mid-century commercial properties, 1970s and 80s residential towers, and new-construction glass condos all exist within blocks of each other. Each building type has a distinct envelope system and a distinct failure pattern.
Below-grade issues dominate in the high-density downtown core, underground parking structures, basement-level commercial spaces, and utility tunnels all experience water intrusion from above-grade hydrostatic pressure and aging joint systems. Parking waterproofing is one of our most frequent downtown calls.
For heritage commercial buildings, the masonry-to-roofing interface is the critical zone. Parapet copings, through-wall flashings, and the transition between historic masonry and modern roofing systems require careful specification and experienced execution.
Between the towers, older residential streets survive. Corktown and Kensington Market still have Victorian and Edwardian row houses with shallow brick or stone basements, low-slope rear roofs, and brick party walls shared with the neighbours on both sides, and they fail the way old houses fail rather than the way towers do.
