All of the former borough, which is smaller and more sharply bounded than most people assume: the Don Valley on the west, Victoria Park on the east, Eglinton at the top, and the Danforth along the bottom. That takes in Woodbine Heights, Old East York, O'Connor-Parkview, Pape Village, Playter Estates, Crescent Town, and Thorncliffe Park. It is a short run from our shop and we hold the same response window across all of it.
Yes, through Toronto Building, which covers East York from the Toronto and East York district office. Structural roof work and foundation alterations require a permit; a like-for-like reroof generally does not. The complication here is party walls, since work affecting a shared structure can involve your neighbour's property rights as well as the city's requirements, and we raise that before quoting rather than mid-job.
Sometimes, and we would rather establish it early. A shared valley between two semis drains both roofs, and a shared chimney serves both units, so work on either can require access from next door or affect their side of the structure. Where that is the case we say so at the estimate stage and are willing to speak to the neighbour directly, which is usually easier than asking you to relay a technical conversation.

The streets were laid out and built quickly between the 1930s and the 1950s, mostly semi-detached and small detached houses on lots of twenty to twenty-five feet, and the result is that whole blocks went up in the same year to the same details. Woodbine Heights, Old East York, and Pape Village are the clearest examples. Playter Estates to the west is older and grander, Thorncliffe Park and Crescent Town are the exception entirely: 1960s apartment towers on a scale nothing else in the borough matches.
That uniformity is genuinely useful to a contractor. When a house on a given street fails a particular way, its neighbours are usually a few seasons behind it, and we can tell an owner what to expect with more confidence here than in a borough built across five decades.

The density means that a failure at the party-wall valley affects two properties. We account for this when diagnosing and proposing repairs.
