What an ice dam actually is

An ice dam is a ridge of ice that forms along the cold edge of a roof and traps meltwater behind it. It looks like a weather problem. It is almost always a heat-loss problem, and that distinction is the whole reason some houses on a street get them every February while their neighbours never do.

The mechanism is simple once you see it. Warm air escaping from the living space collects in the attic and heats the underside of the roof deck. Snow sitting on the heated part of the slope melts from below, even when the air outside is well below freezing. That meltwater runs down the slope until it reaches the eave overhang, which hangs past the exterior wall and has no heated space beneath it. The overhang is genuinely cold. The water refreezes there. Repeat over a few days and the ice builds into a dam, and everything melting above it now has nowhere to go.

Here is the part that surprises most homeowners: asphalt shingles shed water, they do not seal against it. A shingle roof is a series of overlapping layers designed to move water downhill fast. It has no ability to resist water standing against it or, worse, pushed uphill by capillary action under the laps. So a pool of trapped meltwater behind an ice dam will find its way through a roof that is otherwise in perfectly good condition, with years of service life left.

That is why an ice dam leak is so often misdiagnosed. The shingles are fine. The roof is fine. The attic is the problem.

Why GTA roofs get hit hardest

Ice damming needs a specific set of conditions: snow on the roof, a heated attic, and outdoor temperatures that hover around freezing rather than plunging past it. Southern Ontario delivers all three, repeatedly, every winter.

A sustained deep freeze is actually less damaging. When it stays at minus 20, very little melts, and what does melt freezes solid and stays put. The destructive pattern is the one the GTA specialises in: a few centimetres of snow, a couple of days near zero with sun on the south slope, then an overnight drop back to minus 8. That cycle runs dozens of times between December and March, and each pass adds another layer to the dam and drives another round of water under the shingles.

Older Toronto housing stock compounds it. Pre-1980 attics in North York, Etobicoke, East York and the older Scarborough neighbourhoods commonly have shallow insulation, unsealed ceiling penetrations around light fixtures and plumbing stacks, and soffits that were either never vented or have since been packed solid with blown-in insulation. Add a finished attic or a cathedral ceiling with no ventilation channel at all and you have a roof that is being heated from below all winter.

The Ontario Building Code does account for this. Eave protection, the ice-and-water membrane that runs up from the roof edge, is required precisely because the code assumes water will back up at the eaves. It is a last line of defence, and a good one. It is not a fix for the heat loss causing the backup, and its coverage is finite: once a dam grows past the top edge of the membrane, the membrane stops helping.

The warning signs before water shows up

By the time there is a stain on the ceiling, the water has already been in the wall or the insulation for a while. These are the signals that show up first, in roughly the order you will notice them:

  • Long icicles hanging from the eaves or the gutter line. Icicles are the single most reliable outdoor indicator. A properly cold roof produces very few. A row of half-metre icicles means meltwater is running off a warm slope and freezing at a cold edge, which is the definition of a forming dam.
  • A visible ridge of ice sitting in or on the gutter, often with the gutter pulling away from the fascia under the weight. Ice weighs roughly a kilogram per litre, and a full gutter run holds a lot of litres.
  • Uneven snow melt on the roof, especially bare patches directly above interior walls, bathroom fans, or pot lights.
  • Frost on the underside of the roof sheathing. Go into the attic on a cold morning with a flashlight and look at the plywood and the nail points. Frost or ice crystals there means warm moist indoor air is reaching the deck. This is the same defect that causes ice dams, seen from the inside, and it is the most useful check any homeowner can do.
  • Water staining at the top of an exterior wall, where the ceiling meets the wall, rather than in the middle of the ceiling. Ice dam water enters at the eave, so it typically appears at the perimeter of the room.
  • Damp or compressed insulation in the attic along the outside edges, and a musty smell that gets stronger in spring.

If you have the first two and none of the others, you have time. If you have attic frost, deal with it before the next thaw.

How to get an ice dam off safely

If water is coming in right now, removal is triage, not a repair. The goal is to open a drainage channel through the dam so trapped water can escape, then fix the cause when the weather allows. Here is how the common methods actually compare:

A roof rake with a long extension handle costs less than one service call and is the single most useful winter tool a GTA homeowner can own. Clear the bottom one to two metres of the slope after any significant snowfall. No snow on the eave means no meltwater to freeze there, and the dam never gets started.

One thing worth saying plainly: none of these methods fix anything. Removing a dam buys you the rest of the winter. The dam comes back next year, in the same place, for the same reason, unless you address the section below.

The four-step permanent fix

Stopping ice dams means keeping the roof deck cold, which means keeping heat and moist air out of the attic. There is a correct order to this work, and doing it out of order wastes money:

  1. 01

    Air seal the ceiling plane first. This is the step almost everyone skips, and it does more than the other three combined. Warm air rises through every gap between the heated space and the attic: around pot lights, bathroom fan housings, plumbing stacks, the top plates of interior walls, attic hatches, and chimney chases. Sealing those bypasses with the appropriate materials, fire-rated where required around chimneys and flues, cuts the heat feeding the melt at the source. Insulation laid over unsealed bypasses does very little, because air moves straight through it.

    Then insulate to depth. Current Ontario practice for attic insulation is roughly R-50 to R-60, which is about 40 to 50 cm of blown cellulose or fibreglass. Plenty of GTA attics are sitting at R-20 or less, which was normal when they were built. Topping up is comparatively cheap and pays back in heating cost as well as ice dam prevention. Pay particular attention to the perimeter, where the roof slope closes down toward the eave and insulation is usually thinnest.

    Then balance the ventilation. A cold attic needs continuous airflow from soffit intake at the eaves to exhaust at or near the ridge. The working target is 1 square foot of net free vent area per 300 square feet of attic floor, split roughly evenly between intake and exhaust. Intake is the half that is almost always deficient. Baffles at the eave keep insulation from smothering the soffit vents, which is the most common thing we find blocking intake.     Extend the eave protection at the next reroof. Ice-and-water membrane at the eaves is code, but the code minimum is a floor, not a target. On a roof with a history of damming we run the membrane well past the interior wall line, up every valley, and around every penetration. It will not stop a dam forming. It will keep a dam from putting water in your ceiling while you deal with steps one through three.

Done in that order, the result is a roof deck that stays at outdoor temperature. Snow lands on it and stays there until it sublimates or slides. No melt, no refreeze, no dam.

Heat cables: the honest verdict

Heat cables, the zigzag element you see stapled along eaves in a lightning-bolt pattern, come up in every ice dam conversation. Here is the straight version.

Heat cables manage a symptom. They never fix the cause. What they do, when installed correctly, is melt a drainage channel through the ice so trapped water has a path off the roof. That is genuinely useful in a narrow set of situations: a cathedral ceiling with no accessible attic to insulate, a low-slope section over an addition, a north-facing valley that never sees sun, or a heritage roofline where the real fix requires work you cannot do this winter.

What they cost you: they draw real power, typically running whenever the outdoor temperature sits in the damming range, which in the GTA is a lot of hours between December and March. The cable itself has a service life measured in single-digit years, and it has to be removed and reinstalled at every reroof. Poorly installed cable staples become fastener penetrations in the roof surface, which is its own leak source.

Our position: if the attic is accessible, spend the money on air sealing and ventilation instead. You will spend it once, your heating bill drops, and the problem is actually gone. Reach for cables when the geometry genuinely rules out the real fix, and treat them as permanent operating cost rather than a repair.

What ice dam damage actually costs

The visible ceiling stain is usually the cheapest part of the bill. Here is where the money actually goes, roughly in the order the damage happens:

  • Saturated attic insulation. Wet cellulose or fibreglass loses most of its R-value and does not fully recover. Removal and replacement of the affected area is a real line item, and until it is done the attic is colder, which makes the heat loss worse, which makes next winter's dam bigger.
  • Ceiling and wall finishes. Drywall, paint, and trim at the perimeter of upstairs rooms. Straightforward, visible, and the part homeowners budget for.
  • Wall cavity moisture and mould. Ice dam water frequently runs down inside the exterior wall rather than showing on the ceiling. This is the expensive, slow-moving damage, and it is often not discovered until a renovation years later.
  • Rotted roof deck and fascia at the eave. Repeated wetting of the plywood and the fascia board behind the gutter.   • Gutter and fascia damage. Ice loading pulls gutters off the fascia and bends hangers. Cosmetic until it is structural.

On insurance: ice dam damage in Ontario usually sits in a grey zone. Insurers generally treat a sudden water escape as covered and gradual deterioration or deferred maintenance as not covered, and an ice dam can be argued either way. What decides it is documentation. Dated photos, a written diagnostic that names the cause, and evidence that you acted rather than let it run for three winters.

We do not price ice dam work from the driveway, because the ice is the symptom and the driveway is the wrong place to look for the cause. A diagnostic on a damming roof includes:

  • An attic inspection. Sheathing condition, frost or staining on the deck and nail points, insulation depth and moisture content, and the state of every ceiling bypass. This is where the answer is.
  • Thermal imaging of the ceiling plane. An infrared survey shows exactly where heat is escaping into the attic, which turns a general recommendation to air seal into a specific list of locations. It also finds wet insulation that looks dry from above.
  • Measured ventilation. Actual net free area of your intake and your exhaust, counted and compared against the 1-in-300 requirement, rather than a glance at the soffit. Nearly every under-performing attic we assess in the GTA has adequate exhaust and starved intake.
  • An eave and roof-edge assessment. Existing ice-and-water coverage where we can determine it, deck condition at the overhang, fascia and drainage condition.
  • A written report with photographs. Cause, locations, recommended scope, and what it costs, itemized and with HST included. It works as a homeowner's to-do list, as documentation for an insurer, and as a scope a condo board or property manager can act on.
