Basement waterproofing cost in the GTA depends almost entirely on one question: are you managing water from the inside, or stopping it from the outside? Everything else — the length of wall involved, the depth of the foundation, what's in the way of excavation — adjusts the number up or down from there.

Here's the honest range for each method as we price it across Toronto and the GTA:

A typical GTA semi needing one full wall done from the exterior lands between $6,000 and $13,500 depending on depth, access, and what the excavation uncovers. That spread is wide because foundations are wide-ranging: a 1920s Toronto semi with a rubble foundation and a shared walkway prices very differently than a 1980s Scarborough back split with clear side access.

If a quote comes in dramatically under these ranges, it isn't a bargain — it's a different scope. More on that below.

Interior vs. exterior: which one you actually need

The most important thing to understand about basement waterproofing cost is that interior and exterior systems are not two prices for the same product. They do fundamentally different jobs.

Interior waterproofing is water management. An interior system — weeping tile installed under the slab along the wall, a dimpled membrane on the interior wall face, everything draining to a sump pit — doesn't stop water from reaching your foundation. It accepts that water is coming through and gives it a controlled path to a pump before it reaches your floor. At $100-$250 per linear foot, it's the more affordable option, it works in any season, and it doesn't require tearing up landscaping, decks, or a shared walkway.

Exterior waterproofing is water prevention. Excavating to the footing, cleaning and repairing the foundation wall, applying a rubberized membrane and drainage board, and installing new weeping tile at the footing stops water *before* it touches the wall. At $250-$450 per linear foot, it costs more because you're paying for excavation — but it's the only method that actually protects the concrete itself from saturation and freeze-thaw damage.

When we recommend each:

  • Interior when exterior access is impossible (shared walls, additions, mature trees over the foundation line), when the water volume is modest, or when budget rules out excavation this year
  • Exterior when the wall itself is deteriorating, when you're finishing the basement and want the water stopped rather than managed, or when grading and downspouts have been feeding the wall for decades
  • Both on chronic cases — exterior on the accessible walls, interior on the walls you can't dig

Neither answer is wrong. What's wrong is a contractor selling you one without explaining what the other would have done.

Crack injection: the small fix that works

Not every wet basement needs a system. If you have a poured concrete foundation with a single vertical crack — the classic shrinkage crack running down from a window corner or a form tie — a professional injection is often the whole fix.

Injection works by drilling ports along the crack and pumping either epoxy (structural, rigid, welds the crack shut) or polyurethane (flexible, expands, seals against water even if the crack moves slightly). For most leaking shrinkage cracks in the GTA, polyurethane is the right material because our freeze-thaw cycles keep foundations moving seasonally.

Basement leak repair cost for a straightforward injection starts at around $400 per crack and climbs with crack length, width, and access. Done properly, a polyurethane injection on a poured wall is a permanent repair.

Three honest caveats:

    Injection only works on poured concrete. Block foundations leak through the hollow cores, and rubble foundations leak everywhere — neither can be injected.

    A crack that's leaking because of exterior water pressure will often be the first of several. If your grading, downspouts, or weeping tile are the underlying problem, injecting cracks one at a time is a subscription, not a solution.

    DIY injection kits routinely fail because surface-sealing the crack face without filling its full depth leaves the water path intact behind the patch.

Sump pump installation in Toronto — and why battery backup matters

Every interior waterproofing system ends at a sump pit, and plenty of GTA homes need sump pump installation even without a full system — especially in neighbourhoods where the water table sits high in spring or where the city has disconnected foundation drains from the sanitary sewer.

A proper sump pump installation in Toronto includes:

  • A correctly sized pit (not a bucket in a hole) with a sealed lid
  • A primary pump sized to the actual inflow, not whatever was on the shelf
  • A discharge line that daylights well away from the foundation — pumping water out just to let it soak back in at the wall is depressingly common
  • A check valve so the discharge column doesn't drain back into the pit after every cycle

Installed cost typically runs $2,000-$4,500 depending on whether the pit exists, slab cutting is needed, and where the discharge can run.

Now the Toronto-specific part: the storms that flood basements are the same storms that knock out power. A sump pump with no backup is a system designed to fail at the exact moment it's needed. When a summer cell drops 40-plus millimetres in an hour and the grid goes down across your block, your primary pump goes silent while inflow peaks.

A battery backup pump — a second pump in the same pit on a deep-cycle battery — adds roughly $1,500-$3,000 and keeps pumping for hours through an outage. On finished basements, we treat it as a requirement, not an upgrade. The math is simple: the backup costs less than replacing one room of flooring once.

Why 'basement sealing' quotes aren't waterproofing

Search for basement sealing cost and you'll find quotes far below everything in the table above — sometimes a tenth of the price. That's because 'sealing' usually means one of these:

  • Waterproof paint or masonry coating rolled onto the interior wall face
  • Hydraulic cement patched over visible damp spots
  • Parging troweled onto the interior or the above-grade exterior

None of these is waterproofing. They're moisture barriers on the *wrong side* of the water. Hydrostatic pressure — the weight of saturated soil pushing water through the wall — measures in the thousands of pascals against a foundation. A coating on the interior face isn't resisting a drip; it's holding back the water table with paint.

What actually happens: the coating traps moisture inside the concrete or block, the wall stays saturated, efflorescence builds behind the coating, and within a couple of seasons it blisters off — often taking a layer of the wall surface with it. Meanwhile the water finds the floor-wall joint instead, because water always finds the next weakest point.

Sealing products have a legitimate role: damp-proofing a wall that gets humid, dressing up a wall *after* the water has been stopped by a real system. But a $900 'sealing' quote and a $9,000 waterproofing quote are not two prices for the same outcome. One manages appearance. The other manages water.

What cheap quotes leave out

When three quotes for 'the same job' come back at $4,000, $8,000, and $12,000, the difference is almost never margin — it's scope. Here's what the low quote typically omits, and why each omission matters:

No weeping tile. An exterior dig that applies membrane but doesn't replace the weeping tile at the footing leaves water pooling at the base of the wall with nowhere to go. The membrane sheds it; the footing drain is supposed to *remove* it. Original clay weeping tile in older GTA homes is routinely crushed, silted solid, or root-blocked — if the quote doesn't mention new tile connected to a sump or storm lead, water still surrounds your foundation after the job.

No membrane — just tar. Damp-proofing spray (the thin black coating builders apply to meet minimum code) is not a waterproofing membrane. A real exterior system uses a rubberized membrane plus a dimpled drainage board that carries water down to the tile. If the line item says 'foundation coating' without a membrane and drainage layer, you're buying 1980s builder spec.

Parging painted over. On the interior side, the cheap fix for a deteriorating wall face is skim-coating the damage and painting it. The wall looks new for a season. The moisture that caused the deterioration is still in the wall, and the new parging spalls off the same way the old surface did.

No backfill compaction or grading correction. Excavated soil dumped loosely back against the wall settles into a trench that *collects* roof runoff against your newly waterproofed foundation. The dig should end with compacted backfill and positive grade sloping away from the house — otherwise the job undermines itself in the first year.

When you compare quotes, ignore the bottom line first. Read the scope for four words: tile, membrane, board, grade. A quote missing any of them isn't cheaper — it's incomplete.

Soil variables across the GTA

Part of why basement waterproofing cost varies across the region is under your feet. The GTA is not one soil condition, and the ground your house sits on changes both the failure mode and the right fix:

  • Peel clay plain (Mississauga, Brampton). Heavy clay drains slowly and swells when wet. Water sits against foundations for days after rain, keeping hydrostatic pressure loaded long after the storm has passed. Exterior drainage — membrane, board, and working weeping tile — matters more here than almost anywhere else in the GTA.
  • Escarpment runoff (Hamilton and surrounding slopes). Homes below the escarpment intercept water moving downhill through the soil year-round, not just during rain. Waterproofing here is as much about managing continuous subsurface flow as sealing a wall — sump capacity and discharge routing carry more of the load.
  • Shallow shale (Oakville and parts of Halton). Where shale sits close to the surface, water travels laterally along the top of the rock and shows up at foundations that sit on or near it. Excavation costs can run higher when the dig meets rock, and drainage design has to work with where the water is already moving.
  • Backfill settlement in newer builds (Vaughan and new subdivisions). Homes under roughly fifteen years old often leak not because the waterproofing failed but because the backfill around the foundation settled, creating negative grade that funnels roof runoff straight to the wall. Sometimes the honest fix is regrading and downspout extensions before anyone sells you an excavation.

This is also why a quote produced without a site visit is a guess. The same wall length in Brampton clay and in a settled Vaughan backfill are different projects with different prices.
