Thornhill is a neighbourhood rather than a municipality, split down Yonge Street between Markham on the east and Vaughan on the west. That matters practically: the permit office, the property standards rules, and the municipal contact all change depending on which side of Yonge a house sits on, and a contractor who does not know that wastes a week finding out.

The housing is mostly 1980s and 1990s subdivision, detached and semi detached, built during the York Region expansion. Those roofs are at or past a first full cycle now, and they are failing in a predictable order: sealant strips first, then the nail line, then wind loss on the exposed slope.

The detail that catches people out here is the flat section. A great many Thornhill houses carry a flat or near flat roof over a garage, a rear addition, or a porch, and those were built with early modified bitumen or EPDM that has long since gone brittle.
