Markham divides usefully by age rather than by geography. The oldest fabric sits in two pockets, Old Markham Village and Unionville, both of them heritage sensitive and both of them containing buildings that predate every assumption a modern roofing crew brings to a job. Around them, Milliken and German Mills are postwar. Berczy, Cathedraltown, Cornell, and Greensborough are subdivision from the 1980s onward, laid out fast and largely uniform street by street.

That uniformity is genuinely useful. When one house on a Cathedraltown street fails a particular way, its neighbours are usually a season or two behind it, and we can tell an owner what to expect with more confidence here than in a city built piecemeal.

What we know about buildings in Markham.

Markham has a longer construction history than its reputation as a technology corridor suggests. Old Markham Village and Unionville carry nineteenth and early twentieth century residential and commercial buildings, some of them heritage designated. The postwar expansion added 1950s through 1970s housing around Milliken and German Mills. The 1980s through 2000s growth produced the bulk of the city in Berczy, Cathedraltown, and Cornell, and the current era is adding density along Highway 7.

Those eras fail differently and on different schedules. Heritage roofs in Unionville need matched material and somebody who will not put a modern asphalt patch on a nineteenth century roofline. The 1990s and 2000s subdivisions are reaching first replacement now, and the recurring problem there is attic ventilation that was marginal when built and was frequently made worse by a later insulation upgrade.

Below grade, most of Markham sits on soil that drains slowly, and the foundations poured through the subdivision booms received a sprayed damp proofing coating rather than waterproofing. That coating is reaching the end of its service life across whole neighbourhoods at once, which is why one street can produce several wet basements in the same spring.
