Yes, through the City of Burlington building department on Brant Street. Structural roof work and foundation alterations require a permit; a like for like reroof generally does not. Properties in the rural north of the city can also fall under Conservation Halton review where work affects grading near a watercourse, and we establish that before quoting rather than after.
It changes the maintenance interval and sometimes the material. The climb from the lake to the brow produces measurably more snow load and more freeze and thaw cycling at the top, which works at eave details and shortens shingle life. We inspect north Burlington properties on a shorter cycle than lakeshore ones for that reason, and we specify differently where wind exposure is high.
Burlington has been part of our service area for most of the twenty five years we have been operating across the region. The value of that is pattern recognition. Once you have opened up enough Alton Village roofs you know what the original crews did in a hurry, and once you have opened up enough Freeman basements you know what the builders of that era called waterproofing.
It helps to think of Burlington in three bands running parallel to the lake. The lakeshore band holds the oldest housing and the highest water table. The middle band, roughly Fairview through Upper Middle, is postwar and 1970s subdivision on ordinary ground. The upper band above Dundas climbs toward the escarpment, and that is where snow load, wind, and runoff all increase together.
Knowing which band an address sits in tells us most of what to expect before anyone gets out of the truck. It is also why we quote a site visit rather than a number over the phone here more often than we do in flatter municipalities.
Work here starts with a diagnosis rather than a quote form. On a roof that means tracing the water from the attic side and the roof side until the failure has a name. Below grade it means locating the entry point on the wall rather than describing the puddle.
The written report that follows names what failed, why it failed, and what fixing it properly involves. That record does work later, when an insurer asks whether damage was sudden or gradual, or when a buyer's inspector wants to know what was actually done.
