Roofing & Waterproofing in Oakville

Oakville sits on shallow Queenston shale, which pushes groundwater sideways into foundations instead of straight down, and it carries three distinct building eras above that, heritage Old Oakville, 1970s-90s ravine-lot subdivisions, and premium new construction. We diagnose each on its own terms.

Our Services in Oakville

What we do in Oakville.

Four core services, each with bespoke local knowledge applied to Oakville's specific building types and conditions.

Why Blue Knight

Why Oakville property owners choose us.

Shale bedrock, three generations of housing stock, and some of the highest property values in the GTA mean a one-size approach fails Oakville twice, once on the diagnosis, once on the material match. We've repaired slate roofs in Old Oakville and waterproofed shale-fed foundations in Glen Abbey long enough to know the difference matters before the ladder goes up.

Blue Knight was, by far, the best. Responsive, ethical, totally professional — and their crew went above and beyond at no extra charge.

They installed a full new roof in one day. The crew worked around the house without us hardly knowing they were there.

I emailed at 4 a.m. and spoke with someone that same day. Estimate and completed work all within one day. Pricing was fair, work was excellent.

Luciano did not try to sell me a new roof. Appreciated the honesty — he showed up when he said he would.

We had a leak diagnosed by two other contractors who could not find the source. Blue Knight found it on the first visit and fixed it the same week.

Flat roof replacement on a commercial unit. Clean, fast, no surprises on the invoice. The crew left the site cleaner than they found it.

Called after a storm damaged our roof. Someone was on site within hours, tarped everything, and had us fully repaired before the next rain.

Vaughan, ON·HomeStars

Had a slow basement leak for years. Every other company just caulked it. Blue Knight found the actual source and did a proper waterproofing job. No issues since.

Our neighbours recommended them for a valley repair. Small job, but they treated it like it mattered — showed up on time, matched the shingles perfectly, and charged exactly what they quoted.

FAQ

Oakville roofing questions.

Yes, slate, clay tile, and cedar shake all require material-specific technique and, on repairs, matching aged material rather than patching with modern asphalt. We assess the masonry interfaces separately, since chimney and parapet flashing on pre-1960 construction rarely matches current standards.

Often, yes. Homes built through the 2000s and 2010s with complex rooflines are where we find the most step-flashing shortcuts, flashing reused or undersized at a wall intersection instead of woven properly into the siding. We can usually tell within one inspection whether it's an installation defect or ordinary wear.

Yes, flat-roof retail and commercial buildings throughout Oakville, including along Trafalgar and the Uptown Core, with written condition reports for property managers and lenders.

The whole town, from the lakefront at Bronte and Old Oakville north across the QEW and the 403 to Glen Abbey, River Oaks, West Oak Trails, and the newer Uptown Core and Palermo development. Oakville is compact enough that we hold a consistent response window across all of it, which is not true of every municipality we serve.

Yes, through the Town of Oakville's building services at Town Hall on Trafalgar Road. Structural roof work and foundation alterations require one; a like-for-like reroof generally does not. Old Oakville has heritage conservation districts where exterior alterations carry additional review, and we confirm whether a property falls inside one before quoting.

In Depth

Where We Work in Oakville

Oakville divides cleanly along the QEW. South of it, Old Oakville and Bronte hold the town's pre-war and heritage stock on mature treed lots close to the lake, along with the ravine properties following Sixteen Mile Creek and Bronte Creek down to the water. North of it, Glen Abbey, River Oaks, West Oak Trails, and the newer Palermo and Uptown Core development are subdivision and infill built from the 1970s onward, on ground where shale sits close enough to the surface to change how water behaves.

Those two halves need different trades and different assumptions, and knowing which side of the highway an address is on tells us a great deal before we arrive. It is a small enough town that we hold the same response window across all of it, which is not something we can honestly claim in Hamilton or Scarborough.

About Oakville

What we know about buildings in Oakville.

Old Oakville and Bronte hold the city's oldest stock, clay-brick and block foundations built before 1960, many along or near Sixteen Mile Creek and Bronte Creek ravines. These foundations were never designed against hydrostatic pressure the way a modern poured wall is, and lakefront properties add wind-driven rain off Lake Ontario that finds every gap in aging flashing and mortar. Roof work here calls for material matching, slate, cedar, and clay tile aren't swapped for asphalt without changing the character of the house, and waterproofing calls for patience with masonry that won't tolerate an aggressive exterior dig.

Glen Abbey, River Oaks, and Iroquois Ridge were built through the 1970s to 1990s on shallow shale bedrock. Where the rock sits close to the surface, water can't percolate down, it travels laterally along the top of the shale until it finds a foundation wall or a window well to enter. Roofs from this era are now 30-50 years old and on their second or third reroof; the ones still on original decking often have soffit intake that was undersized even when new.

The newest tier. Joshua Creek and the premium infill along the lake, brings large, complex rooflines and better original materials, but also more valleys, dormers, and roof-to-wall transitions where a rushed original installation shows up as a leak inside the first decade. We treat every Oakville property to the standard its construction actually calls for, not a single template stretched across sixty years of housing stock.
