The difference

Why our inspections actually tell you something.

“Most roofing companies install. Very few properly diagnose. We built our reputation on finding what others miss.”

Blue Knight was, by far, the best. Responsive, ethical, totally professional — and their crew went above and beyond at no extra charge.

They installed a full new roof in one day. The crew worked around the house without us hardly knowing they were there.

I emailed at 4 a.m. and spoke with someone that same day. Estimate and completed work all within one day. Pricing was fair, work was excellent.

Luciano did not try to sell me a new roof. Appreciated the honesty — he showed up when he said he would.

We had a leak diagnosed by two other contractors who could not find the source. Blue Knight found it on the first visit and fixed it the same week.

Flat roof replacement on a commercial unit. Clean, fast, no surprises on the invoice. The crew left the site cleaner than they found it.

Called after a storm damaged our roof. Someone was on site within hours, tarped everything, and had us fully repaired before the next rain.

Had a slow basement leak for years. Every other company just caulked it. Blue Knight found the actual source and did a proper waterproofing job. No issues since.

Our neighbours recommended them for a valley repair. Small job, but they treated it like it mattered — showed up on time, matched the shingles perfectly, and charged exactly what they quoted.

FAQ

Roof Inspection questions for Milton.

Inspections start at $350 with the written report and dated photos included. Larger commercial roofs are quoted once we know the size and access involved.

Usually, yes. Visits are typically available within 2 to 3 business days, sooner when a closing is tight, and the report follows within 24 hours so you have it before conditions come off.

We go onto the roof wherever it is safe to, check the shingles, flashings, valleys, penetrations and drainage, and go into the attic to look at ventilation, insulation and the underside of the deck. Every finding is recorded with a dated photo, and the report separates what needs attention now from what can be budgeted for later.

Because that is where installation shortcuts show first. A bathroom fan venting into the attic, insulation packed against the soffit vents or too little exhaust ventilation will leave frost and mould on the underside of the deck in winter, long before anything shows on the shingles.

Asphalt shingle roofs generally need replacing every 25 to 30 years, and builder-grade shingles over a poorly ventilated attic can fall short of that. Many early-2000s Milton roofs are now far enough along that the remaining-life estimate is the most useful number in the report.

Yes, including flat and low-slope roofs on Main Street storefronts, plazas and the industrial buildings near the 401, as well as multi-unit residential. Those reports focus on ponding, seam condition and drain performance, and give remaining service life as a range for budgeting.

In Depth

Most Milton resale homes were built in the 2000s and 2010s, which leaves buyers in an awkward spot: the roof looks fine from the driveway, a general home inspection rarely goes up onto it, and the faults that matter on houses of that age are the ones that have not leaked yet. A pre-purchase roof inspection in Milton looks at the details a production crew was most likely to rush, flashing at walls and chimneys, valley construction, nailing and attic ventilation, alongside how far the shingles themselves have aged. On the early Hawthorne Village and Beaty houses, that second question is becoming the important one.

For owners, the value depends on the house. On Old Milton's brick and stone buildings, a periodic inspection catches failing chimney and parapet flashing while it is still a repointing job rather than a ceiling repair. On a 2000s subdivision roof, it turns the first replacement into a date you choose instead of one a hard winter chooses for you. We also inspect after significant wind or hail, when insurers want dated evidence of condition, and for commercial and multi-unit owners who need a report a property manager or board can budget from.

Pre-Purchase Roof Inspection in Milton: Using the Report

A roof report is most useful before an offer goes firm, while its findings can still change the price. On a Milton resale that usually means one of three outcomes: the roof is sound and you can stop worrying about it, it has specific defects that can be priced and repaired, or it is close enough to replacement that the next owner will be paying for it soon. Each of those is a different conversation with the seller, and the report is written so a buyer's agent can take it straight into that conversation.

We also note what the seller's paperwork cannot tell you. A roof described as replaced may have been laid over the original shingles rather than stripped, which shortens its life and adds to the eventual tear-off. A roof described as original on a 2008 house may still have years left, or may be curling early over an attic that was never vented properly. Neither shows up in a listing, and both are plain to see from the roof and the attic.

Attic Frost in Milton's Subdivision Houses

One of the more confusing calls we get from newer Milton homes is a leak that appears on a sunny day in late winter, with no rain in the forecast. The cause is usually frost. Warm, moist air leaks into the attic through pot lights, the hatch or an unducted fan, condenses on the cold underside of the roof deck and on the tips of the roofing nails, and builds up as frost through the coldest weeks. When the weather turns, it melts all at once and drips through the insulation onto the ceiling.

An inspection separates that from a true roof leak, which matters because the fixes have nothing in common. Frost damage is solved in the attic, by sealing the air leaks, ducting fans outside and restoring airflow between soffit and ridge, and replacing shingles will not help at all. Left alone, though, years of repeated wetting will soften the deck and grow mould on it, so the report records the moisture pattern and the air paths feeding it, with photos, as well as the condition of the roof itself.
