Basement Waterproofing in Ajax

Basement waterproofing in Ajax depends on where the house sits: postwar block foundations in the south end, poured walls in the north Ajax subdivisions, and lots near Duffins Creek or Carruthers Creek where groundwater runs high in spring. Locating where the water actually gets in comes first, and the system we recommend follows from that.

The difference

Why our waterproofing actually holds.

“The right waterproofing system depends on what's actually failing. We find that out first.”

Blue Knight was, by far, the best. Responsive, ethical, totally professional — and their crew went above and beyond at no extra charge.

They installed a full new roof in one day. The crew worked around the house without us hardly knowing they were there.

I emailed at 4 a.m. and spoke with someone that same day. Estimate and completed work all within one day. Pricing was fair, work was excellent.

Luciano did not try to sell me a new roof. Appreciated the honesty — he showed up when he said he would.

We had a leak diagnosed by two other contractors who could not find the source. Blue Knight found it on the first visit and fixed it the same week.

Called after a storm damaged our roof. Someone was on site within hours, tarped everything, and had us fully repaired before the next rain.

Had a slow basement leak for years. Every other company just caulked it. Blue Knight found the actual source and did a proper waterproofing job. No issues since.

Our neighbours recommended them for a valley repair. Small job, but they treated it like it mattered — showed up on time, matched the shingles perfectly, and charged exactly what they quoted.

FAQ

Basement Waterproofing questions for Ajax.

Sealing a single crack by injection costs $500 to $1,500 in most Ajax homes, and a full interior perimeter system costs $5,000 to $15,000. Exterior work depends on depth and access, so the real number comes as a written quote once we have seen the foundation.

Most single cracks in a poured wall can be injected from inside with polyurethane or epoxy, with no excavation at all. Digging becomes the better answer when the wall is block, when there are many cracks, or when the outside membrane has failed along a whole wall.

Spring is when snowmelt and rain saturate the ground and the water table rises, so drainage that copes the rest of the year gets overwhelmed. Seepage that shows up only then usually points to weeping tile that is partly blocked or grading that sends meltwater toward the wall, and we check both before anything else.

Most interior systems are finished in 1 to 2 days. An exterior excavation runs 3 to 5 days, stretching longer when a deck, a walkway or a narrow side yard has to be worked around.

Yes. Underground garages beneath mid-rise and stacked townhouse buildings leak at expansion joints, slab and wall cracks, and around drains, and we repair them with injection, expansion joint systems and traffic-bearing membranes. Findings go to the condominium board or property manager in writing.

On lots near the Duffins Creek and Carruthers Creek valleys, or on low-lying streets in south Ajax where the water table tends to rise in spring, a sump pit and pump is often the most useful single addition. On higher ground with sound grading it may not be needed, and we will tell you if it is not.

Yes. It is issued in writing before the job begins, not tucked in with the invoice, and it names the system being installed in your basement so there is no doubt about what it covers.

In Depth

Most of the older Ajax housing south of the 401 stands on concrete block or early poured foundations, finished with a coat of tar damp-proofing and drained by clay weeping tile. Several decades on, that tar has cracked and the tile is often silted up or broken by roots, so water that once drained away now sits against the wall. The signs are familiar to anyone who owns one of these houses: a damp band along the bottom of the wall, white efflorescence on the block, and seepage at the cove joint where the wall meets the floor after a heavy rain or the spring melt.

The north Ajax subdivisions built from the 1990s onward have poured walls and better membranes, but they bring their own leaks: shrinkage cracks running up from the footing, form-tie holes that were never properly sealed, and window wells that fill because their drains were never connected. Backfill around these houses also keeps settling for years, and many lots now slope toward the wall instead of away from it. In every case we trace the moisture back to where it enters and put the cause in writing before recommending injection, an interior system or an exterior dig.

Foundation Crack Repair in Ajax: Reading the Crack First

Not every crack is a leak, and not every leak is a crack. A thin vertical crack in a poured north Ajax wall is usually shrinkage from when the concrete cured, and injection seals it well. A stepped crack running through the mortar joints of a postwar block wall points to soil pressure or settlement, and injecting it alone rarely holds because the wall is still moving. A horizontal crack partway up a block wall is the one to take seriously, since it can mean the wall is bowing inward. We record width, pattern and dampness with photographs, so the recommendation comes with its reasons attached.

Groundwater Near the Creeks and the Waterfront

Ajax is crossed by two creek valleys, Duffins Creek on the west side and Carruthers Creek on the east, and it runs down to a long stretch of Lake Ontario shoreline. Houses on the lower ground near those features sit closer to the water table than homes a few streets uphill, and they see hydrostatic pressure build against the walls and under the floor slab during the melt and after long rain. On those lots we look hard at the weeping tile, the sump and whether the floor itself is taking water, because sealing the walls will not help if water is coming up through the slab.

Grading, Downspouts and Window Wells

Plenty of wet basements in Ajax are made worse from above ground. Backfill that has sunk around a 20-year-old north Ajax house leaves a shallow trench along the foundation, downspouts on older homes often empty right beside the wall, and window wells without a working drain turn into buckets in a storm. Correcting the grade, extending downspouts and fixing well drains cost far less than any waterproofing system, and we say so when they are the right first step. If water still gets in afterwards, nothing has been wasted, and the diagnosis for the next step is clearer.
