Roof Repair in Ajax
Roof repair in Ajax starts with knowing which Ajax the house belongs to: a postwar bungalow in the original south end, an older house in Pickering Village, or a north Ajax roof near the end of its first cycle. Each leaks for different reasons, and we find the real entry point before we quote.

We trace first
Every job starts with a full trace from interior stain back to the roof. We find the source before touching anything.
Written reports
You receive a written diagnostic report with photos, suitable for insurance, lenders, and property management files.
25+ years experience
Two and a half decades on GTA roofs means we've seen every failure mode across every building type in the region.
No upsells
We don't sell replacements when repairs are appropriate. Our invoice reflects what the building actually needs.
60-min emergency
Active leaks get same-day priority dispatch, around the clock, including nights and weekends.
Permanent repairs
We use manufacturer-matched materials and test the repair before we leave. No waiting for the next rain.

Luciano did not try to sell me a new roof. Appreciated the honesty — he showed up when he said he would.
We had a leak diagnosed by two other contractors who could not find the source. Blue Knight found it on the first visit and fixed it the same week.
Flat roof replacement on a commercial unit. Clean, fast, no surprises on the invoice. The crew left the site cleaner than they found it.
Called after a storm damaged our roof. Someone was on site within hours, tarped everything, and had us fully repaired before the next rain.
Had a slow basement leak for years. Every other company just caulked it. Blue Knight found the actual source and did a proper waterproofing job. No issues since.
Our neighbours recommended them for a valley repair. Small job, but they treated it like it mattered — showed up on time, matched the shingles perfectly, and charged exactly what they quoted.

Roof Repair questions for Ajax.
If water is coming in, someone is there the same day, and the call is handled as an emergency rather than a place in the queue. Non-urgent repairs typically start 2 to 5 business days from your call, weather allowing.
On most Ajax roofs a properly done repair is permanent for the part of the roof it covers, since new flashing, a replaced boot or a rebuilt valley does not need redoing. What a repair cannot do is add life to shingles that are worn out everywhere else, so if the rest of the roof is near the end, the written estimate says so.
We look at the stain from inside, go into the attic to follow the water track back along the framing, then get on the roof and confirm the entry point. You get the finding in writing with dated photos before any price is discussed.
Usually, yes, although it takes more care: new flashing has to seal against both layers, and the extra weight can hide soft decking. If we find rot under the repair area, we show you the photos before going any further.
Because sealant is not flashing. Many older Ajax chimneys have been caulked or tarred repeatedly over failed step and counter flashing, and the seal opens again each winter as brick and metal move at different rates. The lasting repair is new step flashing with counter flashing set into the mortar joints, plus repointing where the brick is loose.
Yes. Ajax has plenty of them: low-slope sections over additions, porches and garages, and full flat roofs on the plazas along Kingston Road and Harwood Avenue. Their leaks usually begin at seams, drains or penetrations rather than in the open membrane, so those are checked first.
Yes. The written report shows the damage as we found it and the finished work afterwards, each photo dated, which is the record an adjuster asks for. Keep it with the house papers, since buyers ask about roof history too.
The streets south of Highway 401 grew out of the wartime munitions town, and much of what stands there now is 1950s and 60s bungalows and split-levels on their second or third roof. On these houses the leak is rarely out in the open field of shingles. It tends to be at a brick chimney whose flashing two earlier crews have caulked over, at a plumbing stack boot cracked by years of sun, or at the eaves, where a shallow attic and thin insulation let ice build up every winter. Some past reroofs went straight over soft deck boards, so we check the deck from the attic side too.
North Ajax, Westney Heights and the subdivisions that filled in through the 1990s and 2000s are a different job. Their original builder-grade shingles are reaching the end of a first cycle at about the same time, and the leaks follow that wear: cracked rubber collars on plumbing stacks, ridge caps and box vents lifted by wind, and nails backing up through the tabs above them. Before we propose anything, the source goes in writing with dated photographs, and we are plain about whether a repair makes sense or the roof is close enough to replacement that patching it would waste your money.
Roof Repair in Ajax, Matched to the Age of the House
A roof built in 1958 and one built in 2004 do not share a weak point, so there is no standard Ajax repair. On the older stock we expect plank sheathing, brick chimneys and a history of earlier work to untangle, and the repair usually means replacing flashing properly rather than sealing over it again. On the newer stock we expect oriented strand board decking, plastic boots and box vents, with failures clustered around penetrations and ridges. Knowing the build decade narrows the search before the ladder goes up, but we still confirm on the roof, because additions and past repairs change the picture.
Pickering Village and the Older Kingston Road Houses
The historic Pickering Village area along Kingston Road holds some of the oldest houses in Ajax, and they bring problems the subdivisions never will: steep cross-gables, more than one chimney, dormers added by past owners, and flashing details that predate current practice. Repairs here take longer because the roof has usually been worked on many times, and each layer of earlier work has to be understood before it is changed. We build that time into the written estimate at the start instead of discovering it halfway through the job and asking you for more.
Wind, Ice and Tree Cover Near the Creeks and the Lake
Homes in south Ajax near the waterfront take wind-driven rain off Lake Ontario, which pushes water sideways under shingle edges and into lake-facing vents. Lots backing onto the Duffins Creek and Carruthers Creek valleys have the opposite issue: mature trees, heavy shade, leaf litter packed into valleys and moss on the north slopes. Across the older part of town, shallow attics make ice damming the classic late-winter leak, with meltwater backing up behind a frozen eave and coming in over the exterior wall. Each cause needs a different fix, and a repair that ignores the cause tends to come back.
