What we find under them, over and over, is a 1×6 board deck with gaps that opened as the lumber dried, a second layer of shingles laid over the first in the 1990s without anyone assessing what was underneath, and soffit venting that was modest in 1955 and was then buried by a blown-in insulation upgrade sometime after 2005.

Those three conditions compound. A poorly vented attic runs warm, the deck sweats in winter, the fasteners holding two layers of shingles work loose in the softened board, and the roof starts shedding tabs in wind that should not have troubled it. Replacing the surface without addressing the venting buys a few years and repeats the failure. We report on the attic and the deck as part of any repair quote on a house of this era, because quoting the shingles alone would be quoting the wrong job.

Flat Roof Repair on the Yonge and Sheppard Corridor

The mid-rise and highrise stock along Yonge from Sheppard to Finch is almost entirely flat-roofed, and much of it is running on modified bitumen or early EPDM that has passed its warranted life. These roofs rarely fail in the field. They fail at the details: lap seams that have lost adhesion, drain sumps that have ponded long enough to soften the substrate, and pitch pockets around older mechanical penetrations that were topped up with sealant instead of rebuilt.

Diagnosis on a building like this is a different job from diagnosis on a house. Water entering at a parapet can appear three units away and two floors down, so the trace runs from the interior complaint back through the ceiling assembly before anyone gets on the roof.
