What the North York Attic Tells Us That the Roof Cannot
On the post-war housing north of Lawrence, the attic is usually more informative than the roof surface, and it is the part most inspections skip. We are looking for four things: staining on the underside of the deck that maps to a flashing above, frost or water marks on the nail points that indicate a condensation problem rather than a leak, insulation packed into the eaves where it has blocked the soffit intake, and daylight at the ridge or gable ends telling us where the exhaust actually is.
The reason this matters in Willowdale and Bathurst Manor specifically is the retrofit history. A great many of these houses had their attics topped up with blown-in insulation in the last twenty years, and a great many of those jobs buried the soffit vents without adding baffles. The roof above then runs warm through the winter, ice forms at the eaves, and the owner is told they need new shingles. Sometimes they do. Often they need forty dollars of baffles and an honest report saying so.
