Groundwater Versus Surface Water in The Beaches
Almost every wet Beach basement is one of two problems, and telling them apart is the whole job. Surface water arrives from above, is worst during a single heavy downpour, and shows higher up the wall, near window wells, or on the elevation where a downspout discharges.
The reason this matters is cost. Surface water problems are frequently solved by regrading, extending a downspout, or draining a window well properly, none of which is expensive. Groundwater under pressure needs a real system. A contractor who sells the second solution for the first problem is not necessarily dishonest, but you have paid several thousand dollars more than the fault required.
Window Wells on Older Beach Homes
Window wells are the most commonly missed entry point in this neighbourhood and among the cheapest to put right. A well without a functioning drain fills during heavy rain and holds standing water against a below-grade window that was never designed to be submerged. On a century-old house the window frame is often timber, and it does not take many seasons of that before water is entering through the frame rather than around it.
The repair is usually straightforward: a proper drain tied into the weeping tile, correct depth, clean gravel, and a cover that keeps debris out without trapping moisture. We check the wells on every below-grade assessment here, because finding this instead of a pressure problem changes the recommendation from a system to an afternoon.
