Basement Waterproofing questions for Whitby.

In south and central Whitby, many basements date from the 1960s to the 1980s and still rely on their original damp-proofing, a thin tar coating that has usually broken down by now, along with clay or early plastic weeping tile that may be crushed or silted up. Homes near Pringle Creek, Lynde Creek and the lower ground toward the lake can also see the water table rise each spring. The result is seepage at the floor joint, damp walls and cracks that only leak after a thaw, the kind of below-grade leak repair where drainage matters as much as the wall.
North Whitby and Brooklin sit on clay till, which drains slowly and holds water against a foundation after heavy rain or snowmelt. The poured walls in Williamsburg, Rolling Acres and the newer Brooklin phases are generally sound, yet we still trace plenty of leaks to snap-tie holes, shrinkage cracks, window wells with no working drain, and backfill that has settled until the lot slopes toward the house. Plenty of Whitby basement leaks begin at ground level. Downspouts that empty beside the foundation, a driveway or patio that has settled toward the house, and window wells without gravel or a drain can put far more water against a wall than the soil would on its own. Before we propose any waterproofing we walk the outside of the house, check where the roof water goes and look at how the lot drains. Sometimes regrading and extending the downspouts is the right first step, and we will tell you when that is enough.
Below-Grade Leak Repair on Older Whitby Foundations
Older foundations in downtown Whitby and Port Whitby include concrete block, early poured concrete and, on some of the oldest houses, stone or brick. Block walls can take on water through their hollow cores, which then weeps out at the base of the wall, often well away from where it entered. On these homes we assess the wall itself before recommending an exterior dig, since stripping the soil from a weakened wall along a long run can do more harm than the leak. Interior drainage with a sump, combined with repointing or crack repair where needed, is often the safer and more durable answer.
When a Sump Pump Is Part of the Answer
Interior drainage systems send water to a sump, and in clay-heavy north Whitby the pump can run often through spring melt and long rains. We size the pit and pump for the water the basement actually sees, route the discharge well away from the foundation so it does not cycle straight back, and recommend a battery backup where a power cut during a storm would leave the basement unprotected.
