Luciano did not try to sell me a new roof. Appreciated the honesty — he showed up when he said he would.
We had a leak diagnosed by two other contractors who could not find the source. Blue Knight found it on the first visit and fixed it the same week.
Flat roof replacement on a commercial unit. Clean, fast, no surprises on the invoice. The crew left the site cleaner than they found it.
Called after a storm damaged our roof. Someone was on site within hours, tarped everything, and had us fully repaired before the next rain.
Had a slow basement leak for years. Every other company just caulked it. Blue Knight found the actual source and did a proper waterproofing job. No issues since.
Our neighbours recommended them for a valley repair. Small job, but they treated it like it mattered — showed up on time, matched the shingles perfectly, and charged exactly what they quoted.

Roof Repair questions for York.
Most repairs complete in half a day to a full day depending on scope. A pipe boot or a short run of flashing on a bungalow is usually done in a morning, while a parapet cap rebuild or a rear addition roof takes the full day, and the written estimate tells you which to expect.
When patches are failing faster than we can apply them, and/or when the deck is compromised. We give you an honest assessment.
Yes, same-day for active leaks, with a crew aiming to be on site within 60 minutes of your call. We stop the water first and photograph what failed, and when the cause is a simple flashing or a single seam it is often fixed properly on that same visit.
Yes, a written report is provided after every repair, with dated photos of the failure as we found it and of the finished work, plus a plain description of what was replaced. Keep it for your own records, for your insurer, and for whoever buys the house next.
We assess and repair drainage details as part of roofing work. On York houses that usually means eavestroughs sloped the wrong way, a downspout emptying onto a lower roof or against the foundation, and, on a semi, a shared trough that only one side has been clearing.
Sometimes, and it is better to establish that at diagnosis than halfway through. On a York semi the covering often runs continuous over the party wall and the flashing at that junction serves both halves, so water entering above your neighbour's side can appear on yours. Where the failure is genuinely at the shared detail, repairing only one side leaves the cause in place. We identify exactly where the water is entering, put it in writing, and if the sensible fix spans both properties we will say so and help you present it to your neighbour rather than doing half a job.
It is the section of wall that carries up past the roof line, usually at the party wall or the front elevation, and on York semis it is one of the most common leak sources. Parapets are exposed on three faces, so they take freeze thaw cycles harder than any other masonry on the building, and the mortar and cap deteriorate accordingly. Water gets in at the top and works its way down through the brick, often showing up a floor lower and several feet over from where it entered. A repair that only addresses the roof side of the junction and ignores the cap and the coping will not hold.
The test is whether the deck and the insulation are still dry, not how the surface looks. We take core samples through the assembly at representative points, which tells us whether water has already saturated the insulation and reached the deck. If it has, further patching is money spent on a roof that has failed structurally underneath and will keep failing somewhere new. If the assembly below is dry and the failures are confined to seams and penetrations, targeted repair is genuinely the economical choice and we will recommend it.
It is a reasonable question and the honest answer is that we assess it case by case rather than blaming it by default. Sustained heavy construction alongside a building can aggravate existing masonry and flashing conditions, and older parapets and chimneys with already-eroded joints are the most susceptible. What it does not do is create a failure in sound work. If we find damage that genuinely appears related, we document it thoroughly with photographs and a written description, because that record is what any claim would depend on.
Yes. On York houses the usual candidates are the front porch roof, a bay window projection, and the low-pitched roof over a rear kitchen addition, all places where the slope is too gentle for shingles to shed water properly. On these houses the front porch is a frequent trouble spot, because it is nearly flat, it drains against the main wall, and it was often re-covered in shingles that were never appropriate for the slope. A properly detailed metal or flat roof membrane section there solves a leak that repeated shingle repairs never will.
York's older residential stock presents familiar failure patterns: flashing failures at chimney and parapet intersections, cracked pipe boots, valley deterioration. We trace the leak path before proposing a repair.
The semi-detached stock adds a complication that detached neighbourhoods do not have. On a York semi the roof plane usually runs continuous across the party wall, or terminates against a shared parapet, and the eavestrough is frequently shared as well. That means a leak on your side can originate over your neighbour's, and a repair on one half that ignores the junction simply moves the problem. We will tell you plainly when a proper fix needs both owners involved, and we are used to coordinating that conversation.
For commercial flat-roof buildings, we assess the membrane system, identify failure locations, and give an honest recommendation about repair versus replacement. On York's retail strips that usually means establishing what is actually under the patches, because thirty years of localised repairs on built-up or modified bitumen tends to leave a roof nobody has a drawing of.
Roof Repair Across York
York's residential streets and commercial corridors both have significant roofing repair needs that we address every season. Our crews are familiar with the building types and ages common in this neighbourhood.
Honest diagnosis and fair pricing. In practice we look first and price second, each line of the estimate says what it covers, and the total is not revised once you have agreed to it. Where a targeted repair will genuinely buy a roof another five or eight years, we say so and we do that instead.
Semis, Party Walls, and Shared Details
A large share of York's housing is semi-detached, and that changes the roofing problem in ways detached-house advice does not cover. The covering typically runs continuous across the party wall, the parapet at that wall serves both halves, and in many cases the eavestrough and downspout arrangement is shared too.
The practical consequence is that the source of a leak and the place it appears can be on different properties. We trace to the actual entry point rather than working from where the stain is, because on a semi that assumption is wrong often enough to matter. Parapet caps, the coping above them, and the step flashing where the roof meets the shared wall are the details we examine first.
Where a durable repair spans both halves we say so plainly and put it in writing, including what happens if only one side proceeds. That is more useful than a repair that looks complete, satisfies one owner, and leaves the cause untouched above the party wall.
Commercial Flat Roof Repair in York
York's retail and light industrial corridors have aging flat roofing stock. We inspect and repair these systems, and we tell business owners honestly when repair is no longer cost-effective versus replacement.
The decision is driven by what is under the surface. Built-up and modified bitumen assemblies on the Eglinton, Keele, and Rogers Road strips have often had thirty years of localised patching, and the surface tells you very little about whether the insulation below has taken on water. Core sampling settles it. A dry assembly with seam and penetration failures is worth repairing. A saturated one is not, because the deck is deteriorating and each new patch just relocates the leak.
Written reports and written quotes before any work begins, with the reasoning stated. For a York business owner deciding between a repair now and a membrane replacement they need to budget for, the reasoning matters as much as the number.
