Basement Waterproofing in King City
Basement waterproofing in King City has to account for things a city lot never does: sandy moraine soil beside clay, walkouts cut into hillsides, fieldstone farmhouse foundations, and a well and septic system that decide where anyone can dig.

Diagnose first
We identify the actual entry point and failure mode before recommending a waterproofing system. The right system depends on the diagnosis.
System-matched materials
We specify and install waterproofing systems appropriate to the failure mode, not a one-size coating over everything.
Written warranties
Our waterproofing warranties are written, clearly explained before work begins, and transferable to future property owners.
Full documentation
Written inspection reports and completion documentation suitable for insurance, lenders, and reserve fund files.
Interior & exterior
We explain interior and exterior waterproofing options honestly, with the trade-offs, and recommend what's appropriate for your situation.
Parking structure expertise
Parking deck waterproofing, joint systems, and traffic membranes, commercial-grade capability applied to residential and commercial buildings.

Luciano did not try to sell me a new roof. Appreciated the honesty — he showed up when he said he would.
We had a leak diagnosed by two other contractors who could not find the source. Blue Knight found it on the first visit and fixed it the same week.
Flat roof replacement on a commercial unit. Clean, fast, no surprises on the invoice. The crew left the site cleaner than they found it.
Called after a storm damaged our roof. Someone was on site within hours, tarped everything, and had us fully repaired before the next rain.
Had a slow basement leak for years. Every other company just caulked it. Blue Knight found the actual source and did a proper waterproofing job. No issues since.
Our neighbours recommended them for a valley repair. Small job, but they treated it like it mattered — showed up on time, matched the shingles perfectly, and charged exactly what they quoted.

Basement Waterproofing questions for King City.
Crack injection typically runs $500 to $1,500, and interior perimeter systems $5,000 to $15,000 for a full basement. Exterior work on a rural lot is priced once we have located the septic bed, well line and any buried services, so every quote follows an on-site inspection and is given in writing.
Yes, but the dig is planned around them. We locate the tank, the bed and the well line before any machine goes on the lawn and keep heavy equipment off the bed, and where those services sit tight to the wall, an interior system is sometimes the more sensible choice.
Onto grade well away from the house, or to a ditch or swale, and never into the septic system, which is not built to take groundwater. On rural properties we also recommend a battery backup, because a power cut during a storm can last longer than the pit takes to fill.
Yes, usually from the inside. Stone and rubble walls depend on the surrounding soil for support and can be destabilised by a long open trench, so we generally recommend interior drainage with a wall membrane and a sump, and where exterior work is genuinely needed we open it in short sections.
Most interior systems are installed in 1 to 2 days, and an exterior excavation takes 3 to 5 days. A long drive, soft spring ground or a septic bed near the work area can stretch that on an estate property, and the schedule we give you accounts for it.
Yes. On estate homes the usual case is a garage or driveway slab built over finished space, where a failed membrane shows up as a stain in the room below, and we also waterproof below-grade parking on commercial buildings in the township.
Yes, a written warranty specific to the system installed, set out before any work begins.
The Oak Ridges Moraine is mostly sand and gravel, and water moves through it quickly. That helps a foundation set high on well-drained ground, but it also feeds springs and seeps where the sand meets tighter clay, and many King City estate homes are built into exactly those slopes so the basement can walk out to the view. The uphill wall of a walkout holds back wet ground for its full height while the downhill side barely sees water, so two walls of the same basement often need very different treatment.
Older buildings add problems of their own. Farmhouses in and around the village and out toward Nobleton and Schomberg often stand on fieldstone or rubble foundations laid long before damp-proofing was standard, and those walls let water through at the mortar joints rather than at a single crack. On rural lots the weeping tile frequently drains to daylight through a pipe running out to a ditch or slope instead of into a sump, and when that outlet is buried, crushed or blocked by animals, water backs up along the whole footing. Finding that outlet is an early step in every rural inspection we do.
Reading Groundwater on the Oak Ridges Moraine
Water on the moraine does not behave the way it does on the heavy clay further south in the GTA. Rain soaks into the sand and gravel instead of running off, travels down through it, and resurfaces wherever a layer of clay or silt turns it sideways. A basement cut into a slope can sit right across one of those paths. That is why a King City basement can turn wet in a dry week, days after the storm has passed, and why the fix starts with establishing which wall the water reaches and at what height, not with pricing a membrane for the whole perimeter.
Basement Waterproofing on King City Estate Lots
Estate lots bring constraints that go well beyond the foundation. Mature trees along the house have roots in the backfill, stone terraces and pool decks sit tight against the wall, and irrigation lines, geothermal loops and buried hydro may all cross the ground an exterior dig would open. We map those before recommending a method. Often that points to exterior membrane on the one elevation taking water and interior drainage elsewhere, which costs less in restored landscaping than a trench around the whole house and treats each wall according to the water it actually sees.
