The difference

Why our waterproofing actually holds.

They installed a full new roof in one day. The crew worked around the house without us hardly knowing they were there.

Luciano did not try to sell me a new roof. Appreciated the honesty — he showed up when he said he would.

Our neighbours recommended them for a valley repair. Small job, but they treated it like it mattered — showed up on time, matched the shingles perfectly, and charged exactly what they quoted.

FAQ

Basement Waterproofing questions for Newmarket.

Expect $500 to $1,500 to inject a leaking crack and $5,000 to $15,000 for an interior drainage system around a whole basement. Excavating outside is priced only after we have seen the lot, since depth, access and whatever sits over the wall change the job, and none of it is quoted by phone.

A stable shrinkage crack in a poured wall is usually sealed with resin pumped in from the basement side until it has filled the crack from the inside face to the outside face. A crack that keeps widening, or one in a block wall, points to a structural or drainage cause, and we tell you that rather than injecting it and hoping.

Because that is when groundwater is highest. Snowmelt and spring rain raise the water table across town, most noticeably on lower ground near the East Holland River, and by summer it drops and the wall looks dry again, which is why these leaks are so often misdiagnosed. Photos or video of the water while it is coming in help us a great deal.

An exterior membrane keeps water off the wall entirely, but reaching it means digging through gardens, walkways or a driveway. Interior drainage does not keep water out of the wall; it collects it at the footing and sends it to a sump, which is often the more practical answer on older foundations or where the outside cannot be reached. We price both and explain the trade-off so you can choose.

Not every house does, but homes on low ground near the river valley or its creeks often depend on one, and a failed pump is a common cause of a flooded basement after a storm. We check the pit, the discharge line and where the water ends up as part of a basement inspection.

Yes. For condominium and commercial garages, underground or podium, we handle the deck membrane that takes vehicle traffic, the expansion joints and the cracks in the slab, and we leave a written condition report the board or property manager can plan spending around.

An interior system is usually in within 1 to 2 days; an exterior dig takes 3 to 5, weather and access permitting. The warranty is written, specific to the system you are getting, and in your hands before we begin.

In Depth

Newmarket sits downhill from the Oak Ridges Moraine. Rain and snowmelt soak into the moraine's sandy ground south of town and move north underground, and on the lower land along the East Holland River and its tributaries that water tends to sit closer to the surface, especially in spring. Elsewhere the ground is dense glacial till, which lets water through slowly and keeps a foundation wall wet long after the rain has stopped. The same wet basement can come from either condition, and the right foundation leak repair in Newmarket depends on which one you have, so we look at the lot, the grading and the wall before proposing anything.

The house matters as much as the ground. Older homes around Main Street and the downtown core often have block or early masonry foundations that were never built to hold back water under pressure. The brick ranch homes in Glenway rely on builder damp-proofing that is now decades old. The 1990s poured walls in Stonehaven tend to leak at shrinkage cracks, form-tie holes and window wells, while newer houses along the Bathurst and Davis corridors can show settlement where backfill was never fully compacted. Each calls for a different repair, and every one gets a written quote after inspection.

Basement Waterproofing in Newmarket: Pressure or Runoff?

From inside a finished basement, two very different problems look the same. Water pushed up by a high water table tends to appear along the joint where the floor meets the wall, or through cracks in the slab, and it stays for days or weeks while the ground is saturated. Runoff that the soil cannot absorb shows up at particular spots instead: under a window well, below a downspout, or where the grading has sunk against the wall, and it usually stops within a day or two of the rain ending.

The remedies are just as different. Pressure from below needs drainage at the footing, often with a sump, and that is where interior and exterior systems earn their price. Runoff is frequently solved outside with regrading, downspout extensions and a rebuilt window well, for far less than a full system costs. We establish which one you have before quoting, because paying for the first solution when you have the second problem is an expensive way to stay wet.

Foundation Crack Repair in Newmarket, by Era of House

Poured concrete walls in the 1990s subdivisions, Stonehaven among them, crack as the concrete cures and shrinks, usually as thin vertical or diagonal lines running from a window corner or the top of the wall. Those respond well to injection from the inside. The steel ties that held the forms together also leave small holes through the wall that were plugged at construction and can begin to seep decades later, and they are sealed the same way. Newer homes on the Bathurst and Davis corridors add settlement cracks where backfill has compacted unevenly, and those need the grading outside corrected as well.

Older block and masonry foundations near Main Street are a different case. A crack there often steps along the mortar joints, and it can reflect years of frost and wet soil pushing on the wall rather than a single defect. Injection alone rarely holds on hollow block. We assess whether the wall is moving before recommending a repair, and where it is, we say so plainly and scope the structural work separately.

Reading a Dry Basement in July

Many Newmarket basements only leak for a few weeks each spring, so owners often call once the wall has dried out. That is not a problem for the diagnosis. Water leaves evidence behind: white mineral deposits on the concrete, a tide line along the bottom of drywall, rust on nail heads and carpet tack strips, and swollen baseboards along one wall. Together with the grading outside and where the downspouts empty, those marks usually tell us whether the water came up from below or in from the side, and that is the question the whole repair depends on.
