We trace first
Every job starts with a full trace from interior stain back to the roof. We find the source before touching anything.
Written reports
You receive a written diagnostic report with photos, suitable for insurance, lenders, and property management files.
25+ years experience
Two and a half decades on GTA roofs means we've seen every failure mode across every building type in the region.
No upsells
We don't sell replacements when repairs are appropriate. Our invoice reflects what the building actually needs.
60-min emergency
Active leaks get same-day priority dispatch, around the clock, including nights and weekends.
Permanent repairs
We use manufacturer-matched materials and test the repair before we leave. No waiting for the next rain.

Luciano did not try to sell me a new roof. Appreciated the honesty — he showed up when he said he would.
We had a leak diagnosed by two other contractors who could not find the source. Blue Knight found it on the first visit and fixed it the same week.
Flat roof replacement on a commercial unit. Clean, fast, no surprises on the invoice. The crew left the site cleaner than they found it.
Called after a storm damaged our roof. Someone was on site within hours, tarped everything, and had us fully repaired before the next rain.
Had a slow basement leak for years. Every other company just caulked it. Blue Knight found the actual source and did a proper waterproofing job. No issues since.
Our neighbours recommended them for a valley repair. Small job, but they treated it like it mattered — showed up on time, matched the shingles perfectly, and charged exactly what they quoted.

Roof Repair questions for King City.
Same-day for active leaks, and scheduled repairs typically within 2 to 5 business days. Properties out toward Schomberg or Pottageville take longer to reach than the village itself, so we give you a realistic arrival window when you call.
Yes. We replace split or cupped shakes and cracked slates individually and match the existing material as closely as it can be sourced; if a close match is not available, we tell you before the work is priced. We do not patch shake or slate roofs with asphalt.
Yes, on drive sheds, horse barns, arenas and storage buildings. On exposed-fastener steel the usual fault is loose screws or cracked washers, and we reseat or replace those and reseal the laps and ridge cap rather than coating the whole roof.
Often it is condensation rather than a leak. Warm, humid air from the animals meets the cold underside of an uninsulated steel roof and the droplets fall like rain, so we check for this before recommending any roof work, since the answer is usually ventilation rather than new panels.
On large custom homes, flashing at valleys, chimneys and roof-to-wall junctions, where a complicated roof changes direction. On older farmhouses it is more often chimney flashing and worn pipe boots, and on flat sections over garages and additions, the membrane seams.
Yes. You receive a written diagnosis with dated photographs and a fixed price before we begin, and the same photographs serve as the record an insurer or a future buyer will ask for. We do not quote repairs by phone.
King Township roofs take weather that city roofs are sheltered from. A house set back on an open lot on the Oak Ridges Moraine gets wind straight across the fields, and along a long, exposed ridge that wind lifts shingle tabs, works cedar shakes loose and drives rain up under the edges of valley metal. Snow drifts onto the lee slopes and sits there. Most of the leaks we trace on King City estate homes start where a big custom roof changes direction, around a dormer, a chimney or a second-storey wall, rather than in the open field of the roof.
The outbuildings bring a separate set of problems. Exposed-fastener steel on barns, drive sheds and riding arenas leaks where the screw washers have perished in the sun or the screws have worked loose through years of expansion and contraction. Garages, pool houses and low additions often carry flat membrane sections as well, and those fail at their seams and edges on a schedule of their own. We look at each building on the property separately, because the right repair for the house is rarely the right one for the barn.
What Roof Repair in King City Usually Involves
Three kinds of building account for most of our King City repair calls. Century farmhouses in and around the old village, where the roof has been re-covered more than once and the chimney flashing dates from a repair nobody remembers. Country estates from the 1970s onward on acreage lots, many under cedar shake or asphalt now on its second or third covering. And recent custom builds with slate, standing seam accents and multi-valley designs, too young to be worn out, where a leak usually points to how a particular detail was installed rather than to the age of the roof.
How Wind and Snow on the Moraine Shape the Diagnosis
Height and openness do most of the damage in King Township. The moraine sits well above Lake Ontario and holds snow longer than the city to the south, and a house with fields on two sides has nothing to break the wind. That combination packs drifts against dormer cheeks and chimney backs, builds ice along long eaves over a warm attic, and pushes meltwater under the roofing at exactly the points that were hardest to flash. When we diagnose a winter leak here we study the drift pattern and the attic as closely as the roof covering, because re-flashing a valley achieves little if the ice keeps coming back.
Planning Access on Rural King Township Properties
A repair on a rural lot is planned from the gate inward. We need to know how long the drive is, whether it will carry a loaded truck in spring when the ground softens, where the septic bed and the well sit, and whether there are horses in the paddock nearest the building. Heavy equipment parked on a septic bed can crack the pipes beneath it, and a lift set on soft lawn can sink. None of this is difficult to plan for, but it has to be planned, which is why we ask about it when you book and write it into the estimate.
We also cover nearby cities.
