Roof Repair in Newmarket

Roof repair in Newmarket starts with finding where the water actually gets in, on a Main Street parapet or a Stonehaven valley, then putting the cause, the fix and the price in writing before any work begins.

The difference

Why Blue Knight finds it when others don't.

“We trace the leak from the stain back to the source. That's how leaks get fixed permanently.”

Rated 5 out of 5

Blue Knight was, by far, the best. Responsive, ethical, totally professional — and their crew went above and beyond at no extra charge.

They installed a full new roof in one day. The crew worked around the house without us hardly knowing they were there.

I emailed at 4 a.m. and spoke with someone that same day. Estimate and completed work all within one day. Pricing was fair, work was excellent.

Luciano did not try to sell me a new roof. Appreciated the honesty — he showed up when he said he would.

We had a leak diagnosed by two other contractors who could not find the source. Blue Knight found it on the first visit and fixed it the same week.

Called after a storm damaged our roof. Someone was on site within hours, tarped everything, and had us fully repaired before the next rain.

Had a slow basement leak for years. Every other company just caulked it. Blue Knight found the actual source and did a proper waterproofing job. No issues since.

Our neighbours recommended them for a valley repair. Small job, but they treated it like it mattered — showed up on time, matched the shingles perfectly, and charged exactly what they quoted.

FAQ

Roof Repair questions for Newmarket.

An active leak gets someone on site the same day. Non-urgent work usually goes on the calendar 2 to 5 business days later, and nothing is touched until you have seen our diagnosis in writing, photos included.

Book a site visit. We trace the water from the ceiling stain back to where it enters, then give you a written estimate that names the failure, the repair and a fixed price. We do not estimate leaks by phone, because the stain is rarely directly below the entry point.

Sometimes, and sometimes not. We check what is under the current surface, using core sampling where needed, and tell you plainly whether one more repair still makes sense or the old layers need to come off. Parapets and masonry joints are assessed separately, since they are often the real source of the water.

Usually an ice dam. Heat escaping into the attic melts snow on the upper roof, the water refreezes at the colder eave, and the ridge of ice pushes meltwater back up under the shingles. Patching shingles will not stop it; the lasting repair is attic insulation and ventilation, with ice and water membrane at the eaves when the roof is next replaced.

The leak alone does not decide it; the condition of every other slope does. If the failure is a single flashing or vent boot and the shingles still have life, repair is the right call; if granules are gone and tabs are curling across every slope, we will tell you a repair only buys time and show you the photos that support it.

Yes. Each repair is closed out with a short written report covering what was damaged, why, and what we did, with dated photos of each stage. Insurers and later buyers both tend to ask for exactly that.

In Depth

Newmarket's roofs fail in patterns that follow the age of the building. On Main Street, the early 1900s brick commercial blocks carry flat and low-slope roofs that have been patched over for decades, and the leak usually starts at a parapet cap, a masonry joint or a seam buried under a later layer. Glenway's brick ranch homes have simple, wide rooflines where chimneys, plumbing vents and tired shingles account for most calls. The 1990s houses in Stonehaven are reaching 25 to 30 years on original shingles, and newer homes along the Bathurst and Davis corridors leak where valleys and walls meet.

Weather adds its own layer. Newmarket gets more snow than Toronto and holds it on its roofs longer, and every stretch of freeze and thaw works water into anything already loose. A leak that appears on a bright afternoon after a snowfall is often an ice dam at the eave rather than a hole in the roof, and it needs a different repair. That is why we trace every leak on site, photograph what we find, and hand you a written estimate. We do not quote roof repairs by phone.

Roof Repair on Newmarket's Main Street Buildings

The commercial blocks on Main Street are a separate trade from the houses around them. Many share party walls, drain toward the rear or through internal drains, and have been re-covered or patched so many times that the roof is now a stack of systems from different decades. Water can enter through one layer and travel along another before it shows up in the unit next door. We open up and test before we price, because on some of these roofs the honest answer is that patch repair has stopped being cost-effective, and the owner deserves to hear that before spending more on it.

Ice Dams and Snow Load North of Toronto

Newmarket winters are harder on a roof than winters in the city. Snow arrives earlier, stays longer, and drifts into valleys and against dormers, while the freeze and thaw cycles through the season work at every lifted tab and loose flashing. On homes where the attic runs warm, snow melts from underneath and refreezes at the overhang, building a dam that backs water up under the shingles. Low, wide ranch houses like those in Glenway, with long eave runs and shallow attic space at the edges, are especially prone to it. The fix sits in the attic as much as on the roof, and our estimate says so.

What a Newmarket Roof Leak Estimate Includes

Every estimate starts with the trace: where the water shows inside, where it enters outside, and the path it takes between the two. You receive dated photos of both, a plain description of what failed, the repair we recommend and a fixed price. On a newer home in the Bathurst and Davis corridors that might be step flashing laid flat behind the siding instead of lapped with each course; on an older roof it might be a deck gone soft around a chimney. Either way, we test the repair before the crew packs up, so the next storm is not the first check it gets.
