The difference

Why our inspections actually tell you something.

“Most roofing companies install. Very few properly diagnose. We built our reputation on finding what others miss.”

Blue Knight was, by far, the best. Responsive, ethical, totally professional — and their crew went above and beyond at no extra charge.

They installed a full new roof in one day. The crew worked around the house without us hardly knowing they were there.

I emailed at 4 a.m. and spoke with someone that same day. Estimate and completed work all within one day. Pricing was fair, work was excellent.

Luciano did not try to sell me a new roof. Appreciated the honesty — he showed up when he said he would.

We had a leak diagnosed by two other contractors who could not find the source. Blue Knight found it on the first visit and fixed it the same week.

Flat roof replacement on a commercial unit. Clean, fast, no surprises on the invoice. The crew left the site cleaner than they found it.

Called after a storm damaged our roof. Someone was on site within hours, tarped everything, and had us fully repaired before the next rain.

Vaughan, ON·HomeStars

Had a slow basement leak for years. Every other company just caulked it. Blue Knight found the actual source and did a proper waterproofing job. No issues since.

Our neighbours recommended them for a valley repair. Small job, but they treated it like it mattered — showed up on time, matched the shingles perfectly, and charged exactly what they quoted.

FAQ

Roof Inspection questions for Newmarket.

$350 is the starting price for a house, and it includes the written report and the dated photographs. For a commercial roof we need the size and access details first, then we quote.

Most purchase inspections are booked 2 to 3 business days out, and you have the report within 24 hours of our visit. Give us your condition deadline when you book so the schedule works back from it.

The roof surface, flashings, valleys, vents, chimneys, gutters and drainage, plus the attic where we can reach it. The report gives a remaining-life estimate, a list of deficiencies sorted into what needs doing before next winter and what can be budgeted for later, and photos keyed to where each one is.

Yes, with limits we state in the report. Snow can hide the surface, but flashings, eaves and chimneys are usually visible, and winter is the best time to see attic frost and ice dam damage that is invisible in summer. If snow prevents a full surface assessment, we say so and recommend a follow-up once it clears.

Yes, including heritage commercial blocks, retail plazas and multi-unit residential buildings. Those reports are built around what an owner or lender needs to budget: how the roof drains, the state of its seams, parapets and penetrations, and how many years it has left.

Yes. The report documents each part of the roof with dated photographs, which is the evidence an insurer looks for when an older roof comes up for renewal.

Yes. Annual programs use the same report format every year so changes can be compared directly, which suits commercial owners, older homes near Main Street and anyone whose roof is close to the end of its service life.

In Depth

Newmarket's resale listings mix roofs of very different ages. A brick ranch in Glenway, an original 1990s roof in Stonehaven at 25 to 30 years, and a newer two-storey near Davis Drive each carry a different risk, and a buyer needs to know which one they are taking on. We get on the roof, check every flashing, valley and penetration, and tell you how many years the roof has left and why we think so. That number is something you can negotiate with before conditions come off.

The attic matters more here than it does in Toronto. Snow sits on Newmarket roofs for weeks at a time, and whether it melts evenly or builds ice dams depends on how well the attic is insulated and vented. In winter we look for frost clinging to the roof boards from inside, water staining around the chimney and vents, and mould along the eaves, because those are early signs of a roof being damaged from underneath. On Main Street's commercial buildings, where flat roofs have been patched for decades, we can take core samples to see what is actually below the surface.

Roof Inspection in Newmarket Before You Buy

A home inspector has the whole building to get through in one visit, and the roof ends up as one line among dozens. That is rarely enough to tell a buyer whether the shingles have two years left or ten, whether a valley was ever properly lined, or whether the deck under a dormer has gone soft. A dedicated roof inspection answers those questions with photos. On a Newmarket purchase the result often shows up as a price adjustment, a repair completed by the seller before closing, or simply the confidence to waive the condition knowing what you are buying.

Why the Attic Tells Us So Much in Newmarket

In a snowy climate, many roofs are damaged from below long before the shingles show it. Warm, moist air leaking up from the house condenses on the cold underside of the deck, and over a few winters that moisture darkens the plywood, rusts nails and feeds mould along the eaves. The same heat loss melts rooftop snow and builds ice dams. The attic tells us whether a roof that looks fine from the street is being damaged from inside, and whether the next roof will reach its full life without the ventilation and insulation being corrected first.

Commercial Roof Assessment on Main Street

A heritage commercial building with a roof patched over several decades cannot be assessed properly from the surface alone. The top layer may look sound while the insulation beneath it is saturated, or the deck may be soft along a parapet wall. Core samples tell us how many systems are stacked up, whether they are wet, and what a replacement would actually involve, which is the information an owner needs to choose between another repair and a full tear-off. The report gives remaining life as a range and ranks the work by urgency, so it can be budgeted rather than discovered.
